It's no secret that we've been experiencing a buyer's market and that there has been a significant price correction nationwide. While these trends have not bypassed the mountains, they haven't cut quite as deep. But there is no doubt that buyers today have an incredible number of choices, compared that what we have offered in the past. At this time (May 2008) we have about a three-year inventory of cabins (at the current absorption rate). That's historically high for our market. But we have about a twelve-year inventory of lots and land, which is almost unbelievably high. Needless to say, lots are a harder sell than cabins in the present market due to the oversupply. Nonetheless, we still have buyers looking for good lots, and we can still sell them if they are priced correctly and marketed aggressively. While some price points are hotter than others, we can also sell cabins if they are priced correctly and marketed vigorously.

  • Due to the high inventory, the most important driver in our current market is price. For this reason, it is important that you choose a real estate professional who will tell you the truth about the value of your property, and not simply tell you what you want to hear in the hopes of getting the listing and talking you into a price reduction later. The fact is that buyers are not making offers on property that is priced too high today. They are not even viewing these properties because there is so much on the market. And, after a property has had been on the market for a period of time without selling, other agents will assume that there is something wrong with it. For these reasons, property must be priced right from the beginning in our current market. I will be glad to consult with you and help you determine the fair market value of your property.   • You should choose an experienced, well-trained agent who is skilled in negotiation. Almost every offer we receive today is a "lowball," and your agent must have the experience and savvy to negotiate with the buyer's agent if a sale is to take place. These negotiations can be lengthy and they can be intense. Many agents in our market have had to take part- or full-time jobs to survive the market downturn. They may not be available when you need them and they may be out of touch with the latest trends. If you want to sell your property, you should list with a genuine, full-time agent who has the expertise to market your property aggressively.
  • You should list with a company that advertises. Advertising is by far the biggest expense in any real estate office. Be aware that "discount" commissions usually mean reduced - or no - advertising.
  • Our company is one of the few in the mountains to belong to the First Multiple Listing Service (FMLS) in Atlanta. Most Atlanta agents are not members of our local MLS, so the FMLS listings are the only ones they see. Today, there are 847 active residential listings in Fannin County in the local MLS. But there are only 139 active residential listings in Fannin County in FMLS. Since these are the only listings most Atlanta agents see, it is obviously a huge advantage to our sellers to be in the FMLS.
  • Because there are 45 agents in our company, we can market our listings very effectively in-house, simply by talking to each other.
  • The latest research shows that somewhere between 85-90% of today’s buyers use the Internet first to search for properties and agents. Obviously, a strong Internet presence is essential in today's market, because, as far as the real estate business is concerned, print advertising is dead.
